GHOA Dues & Initiation Fees

As a community with binding Covenants, the GHOA assess annual dues for all homeowners.

Annual dues comprise the operating budget of the GHOA, and are used for operating expenses and to maintain or repair (as needed) all of the community common areas including:

— All operating expenses, subscriptions, and contracts

— All common area structures, fences and landscaping

— Pool area, access control, including all pool equipment, chemicals, pool house and furnishings

— Tennis courts, access control, and lighting

— Parking lot at neighborhood entrance

— Entrance / Exit areas, including the traffic island and entrance signs

— Common area lawn and landscaping care, including seasonal color, plant removal or replacement, and irrigation.

Annual dues are currently $600 per household per year and are paid in April of each year.  Invoice notices of annual dues and special assessments are sent to all homeowners prior to the April deadline and will ask for required contact information in order to keep the GHOA community listings updated.

The Initiation Fee is due at home closings after November 26, 2024.  It is equal to 2 (two) times the annual dues (currently $600 per year), or $1,200.  The initiation fee is subject to change, based on any changes to the amount of annual dues.  Georgia real estate disclosures require notice upon listing of any home for the initiation fee. 

Failure to pay your annual dues, initiation fees, fines, or special assessments result in the suspension of pool and tennis court access, along with the right to vote (until the total amounts due, including fines and fees, are paid).  If dues continue to remain unpaid, the GHOA Board can pursue legal action including additional fines, legal expenses, and a potential lien on the property until any outstanding balances are settled in full.
